Start by using social media investment groups to start your data base, then start going to live Meetup events to connect with other potential cash buyers. Make sure you have a CRM system to keep your database in one spot. Look into Podia and Hubspot.

There are investors out there with money looking to partner on deals, that's how I got my first one done. Need to network and vet out any potential JV partners. There is also friends and family that may want to invest with you if deal is strong. There are many scammers out there so be careful.

Always start with networking, I'm in north Jersey, plenty of meetups in the area. Start attending some of them and start connecting and learning from real investors, you also need to become very good at analyzing deals. I would start there.
