There are investors out there with money looking to partner on deals, that's how I got my first one done. Need to network and vet out any potential JV partners. There is also friends and family that may want to invest with you if deal is strong. There are many scammers out there so be careful.

Always start with networking, I'm in north Jersey, plenty of meetups in the area. Start attending some of them and start connecting and learning from real investors, you also need to become very good at analyzing deals. I would start there.

Money is never the issue, your focus should be finding great deals. There is a lot of money out there and they are in need of a good deal. Start networking for capital investors and go find that great deal. I joint venture all the time, rarely do I use my own money.
