let's say I have a motivated seller selling a house with an ARV of 176k. It needs $0 in rehab. The formula would say to offer $118,200 at 70% and a $5,000 wholesale fee.

I would resell it for $123,200 to a someone who would rent it out or resell it to a retail buyer? Why wouldn't I just sell it to retail buyer myself?

I just started wholesaling. On a small scale, I can go drive and see the house. This is really the only way to get an accurate assessment of it's condition. But if I ever expand and am sending out 50,000 letters/month, there will be no way I, personally, could see every house. Do I need to have employees do this or is there a way to wholesale without actually seeing the house?

When I send out emails to buyers, it shows everyone's email address in the message. Is there a way to send email so that it hides my buyers from each other?

Yes, I just purchased the list of every parcel in the county, some of them let you narrow it down by "absentee owner," etc.

I spend a total of about $200 getting the complete lists from 9 nearby counties, which is over 400,000 absentee owners, I believe.

A lot better than the over $1,000 Listsource wants for 1,500 leads.

Most wholesalers buy their lists from vendors such as Listsource.com, Listgiant.com, etc.

I just bought all the properties in the neighboring counties from the property appraisers. Do you think I would be just as well off using the lists I made myself?

@Stephen Anderson I'm thinking in terms of  when this goes large-scale and it would be physically impossible for me to see all the houses. I guess I have to send someone to take a look. After all, that's what they're getting paid for anyway.
