I just started a new wholesaling campaign. I have been receiving many calls. Do I have to physically go look at every house? I plan on expanding to the point where this would be impossible in the near future within the next few years.

How do I estimate repair cost without going to see the house? Do I use a certain dollar per square foot? If the home owner says it's in "good condition," what do I put for repair cost?

@Michael Mullins do you have a picture of postcards you have used? Is it just black text on a white card? The same message I'm using on the letters I'm sending out?

On Google, there are all kinds of fancy postcards with graphics. I suppose that's too much.

Why do you suggest using a Google number?

I'm wondering what my postcards should look like. If there's one thing I'm bad at, it's art.

How simple or how fancy should they be?

Here are some examples from Google. Should I use something like these? What would you use?

"Comb through," means using sorting and filter functions is MS Excel. Not as hard as it seems.

How long ago should the property have transferred to ensure that they have a good amount of equity?

It's not random, it's from the county property appraiser. I would imagine that's the source that the leads providers such as listsource.com get it from.
