Welcome Brian. I'm an HVAC mechanic who like you has done work for investors and want to get into this. Best of luck to you, you've come to the right place. I'm new to this too, but one piece of advice I can give you is, learn all you can here and don't waste your money of those gurus investment courses.

I just went there and downloaded it. I made it with OpenOffice but it's compatible with Excell

In the future, for long-empty jobs in bad neighborhoods - I've had the electrician run a low voltage connection to the main copper lines. Just enough to scare the sh*t out of any low lifes, without killing them of course. Then it becomes your liability. It can be setup easily so that you can disconnect it each morning, and turn it on at night.

 I love that idea

I've painted copper black before bringing to a job site in bad neighborhoods, so anyone watching would think it's black iron pipe

You can use an FHA loan, BUT, you have to live in the house for 1 year before you can sell it. If you live in it for a year, you may want to think about renting it out for another year. If you hold it for 2 years before you sell, you won't have to pay capital gains tax
