 Thanks John. I'm going to go for it. The numbers aren't, very good at much above that. It's been on the market about a month and has already reduced $3500. Philadelphia is a city of neighborhoods and the house is in a neighborhood that a lot of investors avoid, but there are good pockets and this is in one them

I'm no pro, so maybe there's another way, but I have to come out of pocket. As a matter of fact, I had to prove that I had funds to start to the rehab

 I use Erie for my car insurance. Cheapest around I pay $660 yearly. (Alright..I'm old) Didn't know they did property insurance. Will defiantly be checking them out. Thank you

 Thanks Mike. Tried your calculations on a rehab I did with my old boss and it was only off by about $800.

I Wouldn't Go by pictures. I've looked at pictures that looked so good I was ready to offer the as asking price, but when I got eyes on the property, I Couldn't go half of what they asked. Pictures can hide a LOT
