Hey all,

I’ve recently been made aware of the foreign friendly real estate purchasing laws in Belize and the development going on in Ambergris Caye. I spoke to a real estate agent from Remax down there about plots in Secret Beach and it all sounds pretty great (probably too good to be true), so was hoping to hear from some fellow investors who’ve bought or looked into Ambergris. Can anyone share their experiences in that market?

Thanks!

Rick

Hi all,

I'm an out of state investor, currently have one duplex in Indy and am looking to add to my portfolio with another duplex or SFH. My first experience with a local turnkey company wasn't the best, as it was marketed as "rent ready", but I had to put in some additional money to really make it ready. Any recommendations of turnkey companies that you've worked with are greatly appreciated.

Thanks!

Rick

Hi there,

I'm looking at a turnkey duplex (2 bd, 1 bath each side) on the eastside of Indianapolis and was wondering if anyone knowledgeable can give me insight into the area in terms of crime, tenants and general comps. The seller is looking to get $87k, but I think that is a bit overpriced, and estimated rent at $700+ for each side. The duplex is off of East 21st St and N. Arlington Ave.

Thanks for any help in evaluating the neighborhood and the property!

Hi there,

I'm seriously considering purchasing from PARC after speaking with them and several other turnkey companies in Indianapolis. I've read good things so far about PARC and was hoping any investors who've bought property from them in the past can share their insights and experience. How was the initial purchasing process? Was the sale price competitive with comparable properties? Have you had any issues with their property management (tenant retention, vacancy, repairs, etc.). What cash on cash ROI have you experienced from their properties?

Thanks in advance!

Rick

I'm at out of state investor and looking for a turnkey property in the midwest as my first step into real estate. I've read a lot about making sure to find the right company to work with and was wondering if anyone can suggest companies they've had success using. FYI I'm planning to use a traditional loan (ideally), rather than pay 100% cash down, as I've seen some companies require.

Looking forward to some suggestions!

Jake,

Thanks for the response. This is very helpful and I'll be sure to check out the resources you listed.

Quick question - What do you mean when you say "you cannot build your own equity into it"?

I'm just starting out in the real estate world and am targeting buying a low cost rental property in the midwest. I own a small, remote business and live in Maui, so I will not be able to manage the property (and hopefully more in the future) myself, so I have been considering a turnkey property that can be rented and managed for me.

Would anyone recommend getting into real estate investing in this fashion? Would love to hear from people that chose this path as their entry in REI and the associated pros and cons.

Thanks!

Rick
