Manaia Alalamua is a rehabber and RE investor as well, focusing primarily in the San Antonio area. Hey Paul, I'm confused by the calculator report. The ARV is basically the initial cost. Uncertain what part of San Antonio this is, but your vacancy, repairs, and capEx seam low...especially if your are not going to be doing any rehab work (assuming this place at that price needs work). With that, are you sure you are able to get financing after 1 month? I'm sure there are other investors who have more experience than I to help you. Just don't want you to get burned.
