When it comes to success in marketing for leads do not spread yourself thin and do a lot of different strategies.  Pick one and nail it down If you choose Yellow letters.  Master which font vs hand written or large font w/e it may be make sure you are only changing one variable till you become the best self mailer in your market. If mailers are two expensive there is social media and word of mouth and print ads.  Pick 1 or 2 and dominate those strategies.

I have used  eppraisal in combination with redfin and findcompsnow

Not as good as getting directly from a real estate agent most would say but its Free.  Also I have found it very helpful to network with in my community when a house sales you can see whats its listed for and it takes some confidence but you can then ask the new owners how much they payed for it.  The plus in doing this is letting the people in your circle know what you do.  Hope this help.

I came across a pretty cool way to find motivated sells yesterday and thought. I would share.  Not so much as new but putting a New spin on it.  I was told to look around for garage sales and if you see appliances on for sale that it may be a good sign that they are moving out or are disgruntled tenets.  Ether way the home owner may want to sell the property.  So whats a new spin on this.  Will here it is.  I was looking for a new desk and it was a Tuesday night.  We went everywhere and could not find one. So online I went.  

Apps such as 5mile and other online selling platforms such as facebook and other market places and BOOM it hit me.  

I went to pick up the desk from a guy about 20 min. from me and sure enough he was moving out due to have to relocate to help a family member out and needed to sell his house.  

So check out the virtual garage sales and see if you find some good leads.  Call and ask for what ever product they are sell but steer the conversation to why they are trying to get rid of the larger items.   

Products to looking for that might indicate housing moves: couches, tvs, beds, cars, refrigerators.

I have started cold calling prospects and have came across the main objection not even a real objection but once I say I am an Investor they completely shut the conversation down; saying they are not interested in working with an Investor.

 Does the BP community have any tips on how to turn the conversation around?

Going to drive around my old Alumni tonight to look for some property. The city has started renovating the roads and creating a downtown area near by, and I heard today that the college is buying up property like crazy. Lets see how this house turns out.

Do you think this is a good sign?

Here a 3 quick tips on finding Distressed/ Abandoned Properties/ motivated seller that I have not found in Real Estate books.

1. Drive around before trash pick up day. When you see everyone trash cans out and you come across a house with out one and the porch light is off. There is a chance it is vacant.

2. When a house has more than 2 cars out side and they are pretty run down. There is a chance that that person needs cash. MOTIVATED SELLER!

3. When driving around a neighborhood and seeing construction trucks out front. There may be sellers near by. Most likely not the house they are in front of but the houses around. The reason why is if that house needs work most likely the houses around it need the same things done.

Bonus Tip: If you see a house with one of those PODS out front or in the backyard. The owner maybe be in the market for a bigger house and needing to sell quick.
