@Eric

@Eric M. really man, really? I can keep going all day long if you really want to keep going. Is there really a necessity to curse? If you're really such a repugnant person towards wholesalers then continue to DM me about it. As I stated before, I am new to real estate and instead of guiding and giving me constructive criticism on how to do it the "right" way like you say, you put me down and suggest that my strategies are laughable. You don't need to apologize and it's not about me liking something or not it's about mutual respect and being a mentor for someone else who obviously doesn't know what he is doing. You are acting like I am this pro wholesaler who doesn't care about ethics and only cares about (like you said) "****ing people over, when all I was suggesting is a simple question about the wholesaling process that I obviously heard wrong from what everyone is complaining about. There is a difference in telling someone the truth they don't want to hear in a respective manner so that they learn from it and being an arrogant a**hole who just puts that person down because he doesn't agree with the other person. Now if you want to continue to argue like I said you can DM me and we can continue all day long because the last thing I am going to do is let some f****ing bully continue with his rant about teaching someone a lesson regardless of show of respect. I have plenty of more core values I can go on about and maybe I can teach you a thing or two about that. Now as I was saying before I was rudely interrupted, thank you all for your feedback and will definitely take it into consideration and I apologize once more for this.

I have heard and read a bunch of real estate books regarding buying and selling residential real estate but are there any good books regarding buying and selling commercial or industrial real estate properties? Please give me some suggestions so I can learn more.

@Tim Delaney thanks for the response. I appreciate you and everyone's feedback and I also apologize to anyone if I offended in anyway. I am new to this and immediately got into the defensive because I felt embarrassed that I don't know any of this instead of taking all of this advice and learn from it. Does being a real estate investor help out? I am a structural engineer and trying to see how I can fit my knowledge into real estate.

@Matthew Olszak it seems like people really like to be put in their place. I am new to this business but instead of giving me true guidance all I have gotten is ignorant and nasty responses. If your such an expert then what is one way to get into real estate without wholesaling without having a good chunk of money down then. Since you did say there are plenty of other ways to do it other than selling people their dream home

@Eric M. So your suggesting wholesaling is a way to hustle people out of their houses? How do some people such as Jerry norton, lily Thompson, or the wholesaling coach say its a great entry path into real estate. It seems like there is always two sides of the story and would not want to get looked at as a person who is taking advantage of people. Yet how else do I raise capital for fix and flip deals without taking a long time to save up from my regular job.

How does one even start into the industrial real estate business. Does one grow from residential to commercial then to industrial or are there apps like redfin, zillow etc. that list commercial and industrial properties out there.

So I tried to connect to as many people as I could but now I'm getting an error that I can only send 25 requests. Is there a way where I can retract some of those requests I sent out so that I can send them to others? I recently found a few people local to my area so if I can't go around this limitation I'd rather pull some sent requests out and try to reach people local to my area or atleast are more active.
