The Brevard Real Estate Investors Association meets in Melbourne on the last Wednesday of every month. The next meeting is on Wednesday, July 31, 2019 from 5-7PM at Hell n Blazes brewery in Downtown Melbourne.

Florida law requires that real estate licensees disclose all known facts that materially affect the value of residential real property and are not readily observable (chapter 475, section 278 of the Florida statutes).

I find good deals on the MLS, but they are usually gone very quickly (under contract within a day). That many days on the market is not a good sign, unless there has been a recent and significant drop in price. I would definitely have an inspection on that one. Depending on the age of the house, look for big issues like aluminum wiring, Poly B pipes, cloth wiring, Chinese drywall, galvanize/lead pipes, etc. Also, check on anything indicating structural problems, flooding, prior fire, etc. Call the listing agent and ask what is wrong with the house. He or she should disclose any known issues.

Good points, but let me poke some holes. 😊 

  • Young people now are more interested in purchasing real estate than they were 40 years ago. I never had that in my priority list when I was in my early 20s – I feel that that has changed. 
  • More single individuals pursue homeownership today; especially women. My son bought a house with his girlfriend when they were both in their 20s. That was not socially acceptable just a couple of decades ago. 
  • I also have 6 children, but my oldest (now 39) has 4. What you say about family size is true, but it varies greatly within different cultural/ethnic groups. 
  • In terms of population growth, you need to combine the growth as a result of births, with that of immigration. 
  • Also, people are living a lot longer now, which increases the need for housing.

I wish I knew about polybutylene pipes! We finished the renovation, staged, and sold the house at list price. Only found out during the inspection that it had poly pipes. We had to open walls and repipe the house.

If you only need a few days and paragraph 8(b) of the FAR/BAR was checked, you have an automatic extension of up to 10 days due to CFPB requirements. See section 5(a) of the FAR/BAR. If that is the case, simply tell the listing agent to refer to that section. Most agents do not know this!

I invest a little North of that in Brevard County (Space Coast). The area is really growing and there are quite a number of investment opportunities.
