Hey Mike,

I'm in the same boat as you, trying to get started with real estate investment, but here in SoCal it's quite difficult. Anyway so far I've bought a sfr and currently house hacking until I can convert it to an investment property and buying a multihome property of my own while using the house hacking method. As for your question for a down payment, it's difficult finding the capital to get 20% down, so that's why Im doing the house hacking method to get started while not paying that large 20% down. Anyway hope everything pans out well for you. I'm also looking to network with people on BP.

Thank you for replying, that's very true how everything here in Socal is expensive. Yes for sure I don't mind connecting and talking more about real estate ideas. About the whole out of state thing is something new to me. I figured I would start investing more local or around socal before investing out of state. Again thank you for the reply.

Good morning everyone,

Like I mentioned on my post I'm fairly new to REI. A little about me, I live in Southern California, mainly in the HighDesert area, I'm also a Registered Nurse who is looking how to start in REI. So far I've read several books on Real estate and watched countless videos of Biggerpockets and several others as well. My situation going forward is that I own a Single Family home(Bought this year) and I feel It was a mistake buying a single family home instead of a multifamily. Currently I'm house hacking, as everyone says, my monthly mortgage and utilities are free and clear but my problem is that I bought this property as a primary residence but now after months of learning about REI I cannot for House hack another property until I've lived in my house for at least 12months. Also looking at the deals up here in the high Desert I see only a few Duplexes, Triplex, and Fourplexes. Also I've got a bit of money saved up but not enough to make those large 20% down payments for an investment property. Any advice would be greatly appreciated.
