New to REI, Any advice on my situation

Good morning everyone,

Like I mentioned on my post I'm fairly new to REI. A little about me, I live in Southern California, mainly in the HighDesert area, I'm also a Registered Nurse who is looking how to start in REI. So far I've read several books on Real estate and watched countless videos of Biggerpockets and several others as well. My situation going forward is that I own a Single Family home(Bought this year) and I feel It was a mistake buying a single family home instead of a multifamily. Currently I'm house hacking, as everyone says, my monthly mortgage and utilities are free and clear but my problem is that I bought this property as a primary residence but now after months of learning about REI I cannot for House hack another property until I've lived in my house for at least 12months. Also looking at the deals up here in the high Desert I see only a few Duplexes, Triplex, and Fourplexes. Also I've got a bit of money saved up but not enough to make those large 20% down payments for an investment property. Any advice would be greatly appreciated.
