Thanks all! I am actually a marketer for a living, so I'm all over Craigslist and social media. My Facebook page is serious gold. I'm considering hiring myself out to other investors just for that! I do accept dogs. Maybe I'm expecting too much, too soon. But it's been almost 2 weeks. With the amount of traffic I generate from craigslist, zillow, trulia, facebook, even social serv, I figure I'd be golden by now! This particular area is a really big investing area, and it's got super nice pockets...this house is in one of them. Credit is a huge thing. I want 600 or above, I may not be able to get that.

I didn't realize we had to pay for trash collection. My experiences have been similarly vague. We just did an occupancy inspection in Florissant today on a really nice house and holy crap, you'd think we were slumlords they way they treated us! I won't buy out there again. In the end, it'll hurt the area when honest investors leave in droves.

I feel beat down. I've done everything right, to get into the game. I educated myself, I joined all the local RE clubs, joined a local mastermind program (which I highly recommend!) and I've gotten wonderful inside knowledge and advice; I've bought from tried and true stand up wholesalers whom are very trusted, shoot I bought houses the wholesalers themselves almost kept....and I still, right now, feel like "what the heck did I get us into?" Our first property is in a lower income area, 80% rentals...but even accepting vouchers, I'm struggling to come up with someone to pass the background checks, heck I struggle to even get them to show up to appointments! My rent is on par with rentometer, Zillow rent, etc. The house looks great and many applicants have said it's the nicest they've seen, yet our inspection "to do" list seems a mile long. I'm getting ready to buy my second house in a nicer area, but I feel so down. Please, please tell me this is normal and I'll be glad I did this!

Thanks @James Danchus! Well, I think it went as well as a first campaign typically does, which is not well at all! I really think I need to refocus myself back to flipping, which is what brought me here in the first place. I thought wholesaling would be great but I'm not sure it's for me. That's why I want to join a group...I need to laser focus on what I really want and not be distracted by other exit strategies for a while!

I have been looking for a smaller mastermind group to join, and haven't found one. I'm a SSIC member, Fasterhouse Investment Club attender, but I'm looking for something small, less than 10 people, preferably in the St. Charles area, willing to meet once a week to hold each other accountable and bounce new ideas. Any interest? 

I'd love to know this answer, too.

I'm still waiting on a first lead. I got a call today on my Google Voice line that seems like an actual person (I reverse phone number searched). There was no message left though, just a few seconds of nothing. Do I call back, or is that being a creeper?

I can't thank you all enough for the help! I'm eager but don't want want to bombard people either!
