In Oklahoma a majority of the banks go as low as $25K-$40K minimum.

Brandi,

My first mentor didn't ask for a fee until after she helped me close my first deal. Her mentor did the same for her. Walking through a deal with someone is a much better solution than a program - to get started (my opinion only. Others may vary.). Best of luck to you!

That's a great report! I'd be interested to know how the performance of the apartment building vs. mobile home park turns out. Why the switch from apartments to mobiles?

You get a house under contract to wholesale to an investor- congratulations lucky you! But, it smells awful! "What died in there?," is an appropriate question here. But, more likely it's the cat that was left behind when the renter was evicted.  And the cat has come and "gone" as he pleases through the pet door (not landlord approved) that was cut into the main door. What would you do for your open house that is just 5 days after you sign the contract? I've heard of the no touch rule, you're flipping/selling "as is." But this is nose burning, eye stinging bad. It's an assignable contract (wholesale) deal, not a flip. WHAT WOULD YOU DO? ...

A. Nothing

B. Get the smell out as much as possible using a rented ozone machine. Hey investors gotta stick together!

C. Open all doors and windows and provide masks at the inspection.

I know two companies in Tulsa who take 10%.

@Evan Parker I’m interested in other’s answers. From a social work perspective a mixed community of upper and lower income is seen as positive. This reduces segregation of rich/poor or haves/have nots and is supposed to help with the cycle of poverty.

As an idea for you to consider...I've liked facebook groups for Real Estate Investor Associations in other states...I'm curious about the same question but in reverse. Where is the best place to find investors who want to invest in properties in Oklahoma, but live else where. You can't network with this group at your local Real Estate Investors Association or find them at the courthouse foreclosure sale. 

@Ben H. I'd like to know the same. One established investor swore by using signs around the home/ main streets nearby to find interested rent-to-own tenants and a phone line/voicemail dedicated to taking just those incoming calls. I'm working on getting a second google voicemail now. It's been three years ago since your post. What happened with this property. How'd you find your rent-to-own tenant?
