What to do when the house SMELLS Awful!
You get a house under contract to wholesale to an investor- congratulations lucky you! But, it smells awful! "What died in there?," is an appropriate question here. But, more likely it's the cat that was left behind when the renter was evicted. And the cat has come and "gone" as he pleases through the pet door (not landlord approved) that was cut into the main door. What would you do for your open house that is just 5 days after you sign the contract? I've heard of the no touch rule, you're flipping/selling "as is." But this is nose burning, eye stinging bad. It's an assignable contract (wholesale) deal, not a flip. WHAT WOULD YOU DO? ...
A. Nothing
B. Get the smell out as much as possible using a rented ozone machine. Hey investors gotta stick together!
C. Open all doors and windows and provide masks at the inspection.
