Hi Justin

I am also interested in who answers the call for spec rental cabin builders. Our last investment purchase was an 8 acre mtn top and currently we have 2 cabins on it but I know there is room for at least 2 more and I would like to find out who to talk to in order to start the process and learn what I need to know about building. We already have a well and water system installed able to accommodate the new build but That's about all I know. We would even need to increase the road width probably. Wears Valley

@Tara Wright Hi Tara I lived in Palo Alto for a year before moving to OC for the past 14 years. I have been investing out of state now for a few years first in St George UT and now in Pigeon Forge. We have 4 cabins I airbnb. We should connect.

@Shevon Coorey I was like you just a few years ago. I started by invest in UT, St George with 2 LTR that I self managed. Then the market went up nicely so I 1031 those into 4 STR here in The Great Smoky Mountains. Pigeon Forge\ Gatlinburg\ Sevierville TN is a hidden jem. Now I have relocated here from Orange County, CA and help other investors get set up down here even offering PM services or airbnb cohosting. Message me if you wanna chat.

I have been on BP for a few years now and started with LTR in AL and UT. 1031 exchanged UT property into 4 Smoky Mountain Vacation Rental Cabins THANKS to @Avery Carl  which has now allowed my family to move back to East TN from Orange County CA and couldn't be happier.

@Brenda Mize I own 4 vacation rentals  here in the Smokies also and self manage! 

I have trained new owners via Airbnb called cohosting. It's a great way to "learn the ropes" and still affords you the hands on that most investors like us are looking for these days.

UPDATE: I did let my tenant move her boyfriend in. I mentioned to her that I wanted to NOT change the lease so he would reside there as her guest. SHE LOVED that idea because her home and her children were her priority. GOOD thing to because 3 months down the road she had to have him forcibly removed from the home by the POLICE due to Domestic Violence issue and the Police told him that he was a guest and had no rights under the landlord tenant laws to remain in the home because he had NO LEASE. It worked out for my tenant and for us. 

She has since moved to another state to be closer to her family but took fantastic care of the property.

I saw a youtube video about the best and easiest way to track rental properties for the DIYer. Just had to watch and it said besides EXCEL. There is a new online assistant. 

NO Way I'm sending my info out in the world unless I see others using and loving the program....

Looking for input thanks. Have you had experience with this service? Good or BAD
