We were in OC for about 12 years and just recently due to our investments moved back to my home State TN. I'm happy to share my story and offer recommendations for pathways of investing at those that have worked for us. I started by investing in familiar locations in AL. Then moved on to investing in St. George UT. Then I discovered STR and can say that the returns are well worth the efforts. Currently we own 4 LTR in AL and 4 in TN. Once you start you will become addicted fast.

I have been researching all the newsgroups and asking friends what they do regarding either self directed IRA OR Solo 401K to purchase a property and then host it for rent on VRBO? Suggestions and basically If I have a checkbook are there any issues I need to watch out for?

@Bill Brandt my brother just bought a three-bedroom two-bath in Fort Walton Beach it's right beside Destin and just a five-minute Drive that's starting to be the next option to be close to Destin

@Bill Brandt We lived in CA for the past 14 and because of how expensive real estate is we invested in St George UT. Its just a short jump from Vegas and has a super hot tourist vibe because of CA and the CANYONS. Then you mentioned TN. Because of no state tax. We have moved our investments via 1031 exchange to Gatlinburg \ Pigeon Forge. It has been an awesome experience and the revenue with self managed cabins has really worked for us. Originally I was looking at Tampa disneyworld area or Destin because I grew up going to Destin every year as a kid. But high rise resorts are a deterent and associations fees.

@Ben Israel It has been the best decision Ive made so far in my investing career. We own cabins in Pigeon Forge \ Gatlinburg area. Pm anytime
