Thank you, Yes I am meaning flips, I do think that it may take a little longer to sell, house are just beginning to move, for some reason the winters months there were very little in sales, However the last 3 homes I went for already had accepted offers, so I hope that is a good sign. but it is going to be hard for me to get the deal I want. So I guess I just have to get faster.

That is a good idea taking an appraiser to lunch. The neighborhood generally are not similar, but I didn't check similar neighborhoods. Since I am new it did not occur to me. I was just trying to find comps close to the property I am looking at. So that is what I am going to try next. Thank you

I actually am planning to do a rehabs, with the properties I am looking at. So I need to make sure I can rehab and not loose my shirt in the process. I know I will make mistakes, and I will learn from them, but I hope I minimize them on my first one.

This area (northwest, Indiana) where I live is slow right now but is beginning to pick up, so there is very few comps or none at all. How do you come up with an ARV, under these circumstances. I know I would need to be conservative, but really I have to clue. I am a beginner, and I am getting ready to put my first offer in. besides it being my first offer, I am nervous because most comps are 9 months old and often in a different neighborhood, which I do not think really help that much. Thank you all for any suggestions you may have.

I had a similar question not to long ago and was told to search "skip tracing" I have used spokeo.com, I was able to trace the owner from indiana to arizona. Facebook also was able to help. I am slowly becoming a detective. I hope this helps.

I am seeing both pre-foreclosure as one heading and pre-foreclosure auction as another, are these the same thing, or do they have 2 different meanings?
