Welcome to Bigger Pockets Michael. Having your primary home paid off is a big deal so nice work. Its awesome you've gotten into the investing game with your triplex in New Mexico. Now that you have started you will find it easier and easier to pull the trigger on deals. Come out to the local REIA Meetings and meetups. Join the Utah investors groups on Facebook and start getting on the Wholesaler's lists or start your own direct marketing campaign.

I like you am always looking for deals along the Wasatch front and willing to pull the trigger on the right opportunity. I find myself investing in Utah but in the more rural areas where deals are still to be found all over. I purchased 27 rentals last year in the Uintah Basin and that has been great so far. I also am interested in Carbon County, Pocatello, Cedar City Area and all along the front from Logan to Nephi. It just takes building the right team to pull off the outline areas. 

I am also a licensed agent with Realty Path which has helped me find deals off the MLS.

I am always looking to partner on deals if it make sense and am an active buyer as well. Anyone can hit me up, I would love to connect as well.

Yes I started back in July of 2018 buying rentals as a way to diversify my portfolio and create some passive income and tax benefits. Currently I own 30 Homes and looking to continue to grow.

I would be happy to send you what I use. I have 26 properties in Vernal that I started self managing last year. PM me and we can talk live if you would like some help. I can walk you through what lease I use and the addendum I have also included in my leases. My thoughts on pets, what type of fees to charge and also what sites to list when your place goes vacant to fill it quickly and for a good rent. Also my favorite vendor for tenant screening. Good luck I am excited for you. Your next step is to find a good handyman you can call for help with your units. Start building you list of subs for when those phone calls come because they will.

I think you should do both. Free college is a huge opportunity and will help you not only learn but build your network of friends and future business associates. Start you real estate investing by buying a place near campus and house hacking with some roommates. First investment will be done and you will have started on your way. It’s a win win

I have bought 16 homes in the Vernal Area over the last year because of exactly the point you just made. They are a boom and bust oil area that has been in a bust since about 2014 but it will eventually turn again. All my units rent really well and quick. I get the 1% rule in Vernal on my units. I self manage but that will get harder and harder as I expand. I live in Lehi and spend a day a month in the basin working on units.

I love your goals. I say shoot for 30 and do whatever you can to get there. If you start out BRRRRing you can continue to use the same pool of cash over and over if done right. If you aim high and in 5 years your only at 15 who cares keep going. I started this last year and bought 16 in one year. My goal is 150 doors in the next 22 years. I may not get there but I am going to have a blast trying. I would work On Your income the best way you can and get it up. Do the side hustles if needed. I am starting late in life I am now 42 so I had some money and a good w2 on my side. Do your 10 conventional loans first then find a small bank or credit union locally and work on portfolio loans after that. There is no limit to the amount of loans they can give you. If you want to scale quicker finds the deals and partner up with folks with more money. As they say a part of a deal is better than no deal. I am excited for you to start on this journey. We have so many good places to get rents for an area between Rentler, trulia, Zillow, realtor.com apartments.com and face book pages I think purchasing a membership for the Salt Lake Area is not a need. I haven’t really used rentometer, maybe it’s awesome who knows how much are they asking for a membership?
