I just got an offer accepted this morning on a HUD property that has been sitting at too high of a price..... I "watch" properties and for prices changes...

The lowering of price can happen for any number of reasons, again, the primary is probably it's priced to high (as stated) AND it's possible the seller could be in a place of hardship... 

Might do some additional digging into Title, mortgages, google his name re collections.... all that kinda stuff to see what you can dig up....

Just my quick 2 cents worth....

Now go make it happen!

Question: instead of using a moniker or tag that categorizes someone as "less than", we just use terms that allow others to keep there dignity and respect as a human-being,,, (made in the image of God if you ascribe to being a follower of Christ).  

Have you ever helped someone that didn't in secular terms, "deserve it"..?

Or

Has someone ever helped YOU when you were down, due to poor choices..? 

Yes; I do understand this is not a "religious" forum, but simply as human beings we must be careful when we assign titles to others which demean them as humans.

Hey Folks, I have deals, deals, and more deals coming at me, I'm finding through various assertive efforts!..... Need to find a solid source that isn't crazy expensive and will work with borrowers a bit outside of Austin (about an hour).  In Austin I find there are more sources willing to lend there, but haven't found any interested outside of Austin...   I am almost to the point that I can't handle as many deals that are turning up with my lead and farm efforts.        

I have stayed away form Private & Hard dough,,, but I need to find a source so I can continue to scale in a controlled manner much sooner than later.  

Any assistance would be greatly appreciated.

could subdivide etc,,,, but my money is on the zoning would not allow and if it's non-confirming to the neighborhood, that's going to be realllll tough... 

Austin is chasing CA and it's rigid housing and development practices.

Just FYI, there are ways around the single FHA loan.... Done it!

Will take a bit of work and logistics IF it is not in the same immediate area of where your current primary residence is...!

Hmmmm, it can help you on bonus point "things", but I think it will hurt you in the long run when solid creditors look at your credit report... I am not UP on this type of activity,,, but on fan value, I don't thinks it is a viable way to secure financing..... If you have any other options, suggest those that don't squash your score and don't trigger  red flags to credit reporting agencies.....  

Can't just look short term, have to look long and evaluate if such action(s) are going to help or hurt you.

@Rachael h. - EXACTLY! 

I've had great Section 8 tenants. You screen them just like every other tenant.  Fed / State aid doesn't mean you are a bad person and can't be a good tenant.

I concur with @Ivory Hayes and @Thomas Fortune  both of these words of advise are solid. If your package is right along with the right attitude that demonstrates a solid history and you show some thought out recession proofing so you are not over leveraged, you will find a community that will want to work with you. 

Now go get your hustle on!

On another note, the REO agent seemed to think the rents that could be obtained for this property we much higher than the realistic and going rent rates for this area... I did have my Broker respond to them advising their figures were not true and accurate for this property hoping this would cause them to re-assess there position....
