@Gene Hacker is spot on..... I have built a number of homes in the area. Tons of factors... Also right now you need to make sure you have a tight grip on supply and demand in that area...... I am not too far away from you in the Central Valley...... I am being VERY causcious anywhere in CA right now if you are not ready to rock and role right this second.....
Also, if your uncle is not an established builder/developer,,,, be prepared to jump through a lot of substantial hoops which includes having to put MUCH more capital up to get any type of loan.....especially after the bust,,, if you have no significant development (let alone building history for such a project) banks will turn you away or pretty much make you give up your first born child to get a dime out of them!
Been there and done that when starting out..... And in the current state of the market in CA, overall,,, not being a large builder and able to fast track a project through ALLLLLLLLL THE RED TAPE (can you hear the irritation in my voice)... it will take you a long time and a lot of capital to even get started,,,, before even moving one cubic inch of dirt......!!
Could type a lot more... and don't want to bust your bubble,,,, but if you are not an experienced builder/developer in Kern,,, you will spend THOUSANDS of dollars just trying to get the project off the ground.....
