First off how’s it going?

Second is it's been a year since you posted what you wanted to do in Memphis. I just started with looking at places to buy to probably BRRRR.

Short answer..... wait for it..... YES!!!!


Kind of long answer here, when adding livable space your adding square footage to home. Regardless if it's connected or not to your home. Have you looked at ADU conversions or JADU's? That may be a good start if not the apartment route. Good tidings.

For what I get from California Adu's, if its not attached it would increase home equity value. As if you do sell the property you have to sell all together. I see home values go up $100k. For the total square footage I don't know. But you can get a free evaluation if you wanted from Adu builders or floor plan makers.

I want to get your guys opinion on how to start this?

Just closed on a primary home today & now am wondering the best way of handling the home I'm in.

Would refinancing be worth it if my interest rate right now on a conventional is 4.75%?

Would I be able to still get a heloc on this primary even though I'll be moving into a new primary tomorrow?

I would want to rent my primary soon to be rental for $2200 or more, with PITI at $1450. Thus the reasoning of refi to see if I can reduce interest rate down a point or more in this time.

Wow! I used to live in San Leandro! Those are some awesome numbers! 
Which ADU company are you using?

Have you gotten build sheets yet? 

What are the comps around the area? Are there other ADU's around or near to you?

I'm planning on ADU's on my soon to be 2 properties. But looking at a year turnaround minimum from start to finish.

Just hoping you have a plan B if first ADU takes longer then the 9 months you got.

What about a JDU on the home already there? 

Hoping for this to be a Grand Slam! Following this!
