The basement is up to code in the sense that it qualifies as livable space. The city will license the basement as livable and as 2 bedrooms, however it doesn’t meet current standards for a duplex conversion. Things like the plumbing fixtures, 5/8 inch Sheetrock on the walls instead of wood paneling, and separated central air systems between units are all examples of things that are required for a current duplex conversion, but not as livable space if that makes sense.

Hi everyone,

I have a property in St. Cloud MN that is interesting. It is only licensed as a single family and to convert it to a duplex would not be worth the expenses to make the basement up to current code. It used to be licensed as a duplex but the current owner lost the license so it would have to go through the whole process again. I was wondering if anyone knew the rules and regulations for Airbnb or short term rentals in St. Cloud. I’m considering renting it as two separate units on Airbnb and was wondering if that would be allowed. Does the city have regulations on that?

Thanks so much for your help and insight,

Rex

Thank you for the advice David! That's helpful information I've never heard of that but it makes sense!

Hi everyone, my name is Rex and I am about to close on my first rental property in a week. I was wondering if anyone had insurance company suggestions for my home. Since I am new to this I don't know what to look for when deciding between insurance companies. If anyone has advice for what makes an investment property policy ideal or not, I'd be very appreciative. Thanks in advance!

Hi Bjorik,

I am a new investor in the twin cities area, and I'm particularly interested in the Saint Cloud area. Are you aware of any investment groups still meeting there? I know this post was 3 years ago that's why I'm asking. Thanks for your time in advance.
