I don't follow your advisory, if you follow the laws, pay your taxes, and buy a place that allows for these types of daily rentals, the risks are mitigated. 

This is legal. just pay your lodging taxes. Here's what a $500k place in Honolulu looks like.

Hi everyone, I've been doing some research into demand and income statistics for AirBnB locations around the globe. I thought I'd share some current data for Hawaii.. This data is as of about 5 minutes ago.   

1. Avg Price per night is any property regardless of availability.
2. Current Avg Price is based on October.
3. Availability is the number of available rentals for October 2 - 31st.

I've actually been working on a web project to create an airbnb investment analysis tool.  I'm looking for some beta users during the development phase. The tool looks at average nightly, weekly and monthly income, competition and local laws etc to determine the optimal locations and price points.. I'm happy to chat.
