The reality is even at $100/night, at 50% occupancy with an average property price of $56,800.00 Anything over $100/night is profitable.

I have no idea if the area's are dangerous, I'm just looking at the income stats.

I thought the same thing about total versus nightly.. it's the nightly rate.

Armando, For Zip 19132, I'm getting $511 for for a 5 night stay dec 2-7. entire place with 1 bed room. Looks like you didn't select "entire place."

I agree these numbers seem odd, that's why I posted them.

The data doesn't indicate if anyone is actually paying these rates, just that these are the currently posted rates. One possible explanation are large number of listings that are unavailable and over priced.  But generally if you look at all the listing in Philadelphia as a whole for an random weekend in December, the numbers remain high, around $400 night on average. 

To validate the data, do an airbnb search for "Philadelphia PA 19134" select 1 bed, entire home, and internet.

The numbers came from AirBnB.com based on Zip Code with a minimum of 200 results.

Philadelphia in general looks really good with a city wide AIrBnB average of $536.59 / night and gross $16,607.50 / month @ 100% occupancy. The reality is probably somewhere between $5000-$9000 month at 60% occupancy in many parts of the city. Lodging tax rates are pretty high with 8.20% city, 1% country and 6% state taxes. But given the high yield, the returns still seem pretty good.

Hi Everyone, I've been looking into the best markets for buying shared daily rental properties (Airbnb) based on Zipcode. Looking at every zip code in the US, here's what I discovered for an entire place with at least 1 bedroom and internet.

Gross Monthly income assume 100% occupancy (x * 365 / 12) Typical hotel occupancy range from 60-70%.

This data doesn't take into consideration local laws into or seasonal demand profiles, just places where there are a decent number of low cost properties and significant population base. Average property price is from Zillow (it's good enough). 

Raw data.

  • The average nightly AirBnB rate for all US Zip Codes is currently. $213.02 
  • Or a gross monthly of $6,479.40 at 100% occupancy. 
  • The highest metro for nightly rate is Philadelphia PA Zip 19130 at $767.00 / night.
  • The lowest is Cleveland OH 44110 at $61.00

I wouldn't buy an investment property that had an unusually high amount of expenses.
