If you've got some technical abilities, I'd suggest you go to Themeforest find a cheap hotel theme and install it on wordpress. You can get wordpress hosting for a few dollars a month..

For a private room in  Fishtown, Philadelphia, PA, United States the average is $109 night / $3315 month. There are 56 places available.  For December 5-8th average is $102 with 33 places. The demand and price for the same time frame is higher for entire places ($379) with 35 locations available (130 total) versus shared room. Either way the price, value and demand looks good.

I'm building a Airbnb demand estimator and pricing tool. If you want me to run your numbers just let me know. This is helping me fine tune the system.

I'm going to point out the obvious here. Even if the average is really high (for whatever reason). You're best bet is to be less than the average. So if it's $700/night because a bunch of properties are overpriced. Coming in at $200/night or $6000 month (or $3000 at 50% occupancy) is still amazing if the property costs you $150k. 

These numbers are not absolute. They are meant to give you an idea about places where property is cheap and daily rental potential demand is high. I've found the best results by doing demand based pricing. Start low, get a lot of good feedback, then price based on the amount of competitors and their average price. My system automates this.
