The wall color is Realist Beige, It's a Sherwin Williams paint color, but we used Glidden Duo in eggshell finish from Home Depot. The trim is Glidden Bright White in Semigloss

Rob K - Yes we can, and we actually just did rent it for $900. They gave us a deposit, and they move in April 15th.

I am considering this approach with my future rentals. We did go a little overboard on the renovations, but we got 30+ inquiries in 3 days. Maybe that is normal, but it seemed like alot to me. I had a couple different people try and give me deposits, but we held out for what we considered the right tenant.

The way my insurance guy set us up for vacant flip properties was this. We pick the replacement cost we want (within reason), and he would set the quarterly premium on that.

- 63k replacement cost (23k purchase, 40k renovations)
- 1 million dollars liability
- $299 a quarter
- No vandalism coverage
- 1st quarter is non-refundable, BUT all future premiums (paid quarterly) are refundable as long as there are no claims. If there is a claim then all the premiums become non-refundable.
- My tools and materials are covered by my construction companies policy.

We are finishing up a Single Family Flip with an ARV of 80k. Pretty much a full renovation: Refinished floors, all new paint, kitchen cabinets, granite countertops, gutted both bathrooms, new tile in bathrooms, tile shower, new vanitys, carpet, exterior paint, new garage, the whole nine yards.

My question is regarding the interior lockets. All of the interior doors (7) are nice solid wood 6 panel doors, but they have the old style mortise locksets that are not in the greatest shape. I want to replace them and have three options which I listed below. My favorite is the Satin Nickel w/ metal knob, but its also the most expensive. I feel like the first two seem dated, and will take away from all the other renovations I made.

What are your thoughts?

Post: Rustoleum Tile Transformations - Anyone used it?

I have a property coming 48" tile walls in the bathroom. They are in great shape, but a horrible color. They are standard non-texture 4" tiles. I wonder if this is the solution. I know there are also services that will spray them, but hey are almost as expensive as just re-tiling it.

I inquired about this a couple months ago and the mortgage broker from PNC Bank told me you can do an FHA Cash out Refi with a 80 percent LTV on the ARV after 6 Month as long as your credit is above 700

Thanks for the info. I always just called them dividers and then the guy from the Window company corrected me, but it was over the phone so I just rolled the dice on the spelling.

Priscilla,

I just placed an order with ABC Supply for some Vinyl replacement Double-Hung windows. They have locations all over Florida. They were base models, and cost an average of $150 a piece + Plus installation. I am not sure what your contractor charges an hour, but my contractor quoted me 2 hours a window to install them.

David Krulac - Thanks for the tips. We scraped the walls with a number of different size scrapers to get all of the big chunks of paint off. Then we hit it with wire brushes until we couldn't get anymore paint off the wall. Some of the block was bare, and some had remaining paint we couldn't get off.
