William Bannister - Those stats are a little confusing. Usually percentage ROI means how much you will get back on your invested funds.

So for example - Siding Replacement (Fiber Cement) - average costs are $13,212 and the return on investment is 88.1%

Does that mean you increase the value $24,851.77 or you increase the value $11,649.77?

Brian Hoyt - What percentage of retail do you usually pay for your scratch and dents? Do the higher end appliances tend to have a larger discount? Do you have any experience with LG appliances?

I found a wholesale company that will sell me a 53 ft semi load of LG appliances, scratch / dent / returns (doesn't fit or buyers remorse) The load will cost 20% to 25% of the retail price. The load includes washers, dryers, fridges, ranges, Over-The-Range microwaves, and dishwashers. I have a warehouse to store them in.

I am currently only doing 2 flips, but I plan to start more next month as soon as these are done. I would definitely have to unload some of the fridges though because there are twice as many fridges as there are everything else.

Do you guys think this is worth pursuing?

What kinds of improvements add the best value? We currently have two flips in process, and I want to make sure we don't waste capital on improvements that won't return value. I will give you the general specs for this neighborhood.

Sqft - 1200 to 1600

Beds - 3 to 4

Baths 1.5 to 2

Garage - 1 to 2 car

Basements - Almost all of them have basements, usually the basements are half (poorly) finished, and need to be torn out and re-finished

Sale Price of a flipped house - 70k to 110k

House age - 1940's to 1950's

Lot Size - .11 acres

I have already heard time and time again kitchen and bathrooms sell houses. I would be interested to know what specific kitchen and bathroom improvements add the best value.

Some of the improvement ideas I have now on these two properties are:

- Paying about 1k more to redo the driveway in concreate instead of asphalt. This has to be done one way or another

- Siding the two car garage. The current exterior is painted cinder block (decent shape), and the house is sided. - I have to redo the roof on the above mentioned garage. It is currently a flat roof, for ascetics I thought about replacing it with a pitched roof?

- Stamped concrete vs regular concrete sidewalk to house

- Landscaping?

- Converting a 1/2 bath in the basement to a full bath. This bathroom needs to be rehabbed anyways and currently house only has 1 1/2 baths total

- Most of the copper is missing. I was thinking instead of replacing whats missing go ahead and just replace all of it with Pex

- Putting up a drywall wall on the stairs to make the basement seem like more a finished extension of the house. Currently you walk down the stairs into the utility area, and then turn into the finished basement. In the picture below the wall would be on the inside of the stairs, and then there would be a door into the utility side of the basement. Brandon Turner - The price does not include install, but I have some cheap labor to take care of that.

I am new to this, so I can't be sure if I am over improving or not. I looked at all the comp sales in the area and the ones getting the higher dollars have granite and newer cabinets, but maybe its not worth going to high end

The main reason I don't want to keep those cabinets is they limit me adding any more cabinets or counter space. They are homemade cabinets, so I just can't go out and buy more. Also the current fridge opening is too short and the fridge sticks out into the doorway.

I priced the exact same 9 cabinets from home depot

Hampton Bay Stained Finish Cabinets - $1415

I also have the opportunity to buy 18 used cabinets tomorrow which seem to be in nice shape. They have the same shaker style doors the home depot ones do. They are asking $450 for all 18. Any Idea what the cost would be to re-finish/re-paint those cabinets?

I am flipping this house and the first floor bedroom has a toilet only bathroom. It has a pretty big closet next to it, so I am going to steal some of the closet in order to make it a real half bath. I already did the demo so currently the whole wall is hollow. I am trying to decide how big to make the bathroom, and so I need to decide how much room to put between the toilet and the vanity.

In the picture the toilet room is in the door to the right, and that whole wall is demoed and hollow. I am going to have to put up a new wall in there dividing the new bathroom and reduced size closet, but I need help deciding how to split up the space.

Thoughts? Advice?

Brandon Turner & Michael Galloway - I got price quote from a cabinet wholesale in my city. They supposedly buy in bulk to lower there prices. The cabinets are supposed to be pretty high end (Solid Wood Construction, Solid Maple Dovetailed, Slow Close Drawers) I have the option of four different finisheds, and they come assembled. I put the quote and the cabinets they quoted below.

Brandon Turner - A few questions for you

Cabinets - Have you had better luck with Lowes vs Home Depot cabinets. I only ask because there is a Home depot 2 min away, and a lowes 30 mins away.

Counters - I thought laminate was kinda out of date. Have you found that you don't get the value back for spending money on solid surface like corian or granite?

Flooring - I just put that allure vinyl plank tile in my last rehab, but I was thinking tile on this one, and I actually just picked up a MK-101 10" saw for $150 (+$100 in parts). So that shouldn't be a problem, but do you think 18" tile will make the room look smaller?

Michael Galloway - Your flip looks amazing. The video really showcases the differences. I need to do that on my next flip.

Do you guys think a large breakfast bar is a good substitute for a dining room? Because this room used to be both a kitchen and dining room.
