Where I am in NY I have a few friends that are involved in mobile home park investing but one of the issues is the trailers are so old and you can't simply put in a new trailer without upgrading the lot which many times is more expensive than throwing lipstick on the pig and remodeling the single wide. So they have been remodeling their single wide trailers. Similar but in many cases I wouldn't put too large of an investment in anything that is built in a factory. Even the modular homes.

Andrew, as a contractor that sounds like a very bad deal. It seems almost as if you're barely bringing anything to the table. He is bringing cash, labor, and skills. You're just slightly reducing his initial investment which he can do without you by simply getting a loan.

Forgot the pic of the flooring. This is very durable, it goes in easy and is relatively inexpensive and best of all it can be grouted. We did the kitchen.

 Hey Colin, I am actually a contractor in the Upstate NY area and property manager. So this is based on my experience using mid-grade materials to get the most bang for your buck. You are right, this is very vague but these are the costs associated with a lot of the stuff we do, both on my own flips and for clients of our management company. We operate in Onondaga, Oneida, Madison, Oswego, Cayuga, Seneca, Wayne, Ontario, Jefferson, Lewis, and some cross over. 

  1. Roofing: $350/square $35/square for each layer over 2 layers. 
  2. Siding: $400 to $450/square
  3. Windows: $50 per window install labor only. Material costs vary greatly. 
  4. HVAC: We don't do HVAC in house as you must be licensed but can range from $3,500-$10,000. 
  5. Kitchen Flooring: Tough vinyl tile is what I would recommend. Can be grouted and looks great. Attached a pic. $3.50/sqft. 
  6. Cabinets: $1,500-$2,500 for mid grade. 
  7. Counter Top: $500
  8. Back Splash: $1,200
  9. Baseboard: $2/ft.
