We're a property management company but we're operating in Syracuse. We use in house maintenance right now, we have 16 guys working for us but they're all in Onondaga, Oswego, and Oneida counties. Just would not be able to mobilize them quickly enough to Rochester in an emergency. I'd love to work with you guys in Rochester in the future perhaps.

We are experienced with the FHA 203k program and are general contractors and property managers. It's tough but we have been managing properties for banks and lending institutions and have put hundreds of homes in compliance with FHA lending guidelines. Feel free to ask me any questions regarding the process.

David, what a fantastic analysis. I think BP has what is considered "upstate" pretty accurate. I can't stand when people refer to Rockland county area as upstate or driving 3 minutes out of NYC and calling it upstate.

It's tough, you need a good contractor that can help you get an excellent plan going that will meet your budget and their requirements.

You can DIY all of the work yourself. No one can force you to hire a licensed contractor to work on your home. You may need a permit however. If you do get a permit, your code officer will guide you in the right direction and inspect your work.

I know this post is old but I would stay away from HomeAdvisor. You're going to get the bottom of the barrel contractors with any service that sells leads to contractors.

Spend the extra cash and upgrade to a new siding material like vinyl.

Leandro, if you still need that roof let me know. I am a GC and a PM operating out of Syracuse which is about 2hours north of Walton. Send me over the property address if you're still in need and I'll send you over a ballpark number. We can measure the roof online and get specs.

Michael, check MEETUP.com they have a lot of local investor meetups all over NY.
