@Theresa Harris It's an older house. I'm not sure of the age of the roof. It's actually the same "issue" on two houses. 

One has a partial flat roof and the other is all shingles (multilayer but less than 3)

Hi I have a roof leak on an older rental with a shingle roof. I'm considering some options for repair rather than replace the whole roof. 

There was a section of the ceiling in the home where we replaced the drywall because of a leak. I'm not a contractor but I'd like to get an idea of the repair options so I can assess what they're telling me. 

What are the pros and cons of the below approaches? 


Put some tar on the roof - How long do you think this will last? 

Put a tarp on the roof - How long do you think this will last

Repair the area - (E.g. shingle, etc.)

    This is all makes sense, but I was wondering if you used some sort of checklist or had a systemic way of preventive maintenance. 

    Like getting a plumber to check the places and Tighten connections Or... 

    I'm just brain storming trying to approach the issues in a systemic way versus of playing whack a mole when something needs attention.

    I bought a few properties with some deffered maintenance issues handed down from the previous owner.

    How do you all attack it? 

    Is there a checklist you use or a certain group of tasks that you have the trades perform as preventive measures?

    I purchased a few properties that were sold with some deffered maintenance issues "baked in". 

    As the new owner, I'm trying to get a handle on the issues so that I can achieve maximum cash flow. I want to transition to a preventive maintenance mode. (e.g Tighten all the plumbing etc.) 

    Do you have a checklist you use for preventive maintenance? Or certain areas /systems in the house that attack as a group?

    Wow.. PCB looks as far as prices. Thanks for the feedback. 

    Yeah, if this was a 100% business decision we'd be going with something in PCB..

    But since it's a mix between biz&personal, 

    We're going to end up with something in the Gulf Shores area.. We have kids and there's a lot going on for them in that area.. (amusement parks etc..)

    All I'm considering getting a second home with rental options.

    Whats your opinion on the differences between the short term rental market for Destin vs the Orange Beach / Gulf Shores AL area?

    @Kathy Johnsonundefined Good point. It's so much I don't know. I'm going to have my guys put their eyes on it and I'll pay for the consultation from the fire restro guys..

    I'm considering buying a fire-damaged home and fixing it for a Buy and Hold property. 3-bed room 1 bath.

    What are your thoughts on the below? What am I'm overlooking?  What can I expect in terms of the fix? 

    The exterior is brick and still standing. The realtor mentioned that it was set by some homeless people and maybe contained to a one-room, etc.

    To be sure of the damage, I'm going to get a walk-through of the property by a local Fire restoration company and my contractor. I hope they'll provide some insight.

    Good points..decisions.. Decisions.. The tenant make the decision and not have the upfront money.. 

    In the meantime, I'm taking a 2nd look at the property to see what I can do to fix it, to land more qualified leads
