Hi @Katie Stewart , ideally a template online. I saw a few but I figured I'd ask. This site has been "quicker" resource of information versus googling and visiting ten different sites. 

If you have one you used in the past that you want to mention, I'd like to check it out.

I just closed on 4 doors. Two of the tenants seem to be ideal with rent being paid on-time, considering it being put in the mail, etc. 

Would you ever hold off from doing a tenant inspection save on a potential "outlay"? 

I'm interested in hearing your feedback?

I have a tenant that ended the lease w/ 4 months left. Did you bother to take them court? I inherited the lease and the previous lessor didn't have a penalty clause, although forfeiting the security deposit was mentioned. 

The client is likely an "illegal immigrant" (I don't have a problem with them), but it's may make things more difficult in attempting to collect.

@Pat L. I like the idea of just having a month to month with this guy. The previous lessor didn't take a security deposit and he's been the most difficult of the bunch. 

His place probably has the most deferred maint, so by signing a long-term lease, I would be the one on the hook and not him.

@Matthew Paul , Good Point. 

Another question I had is regarding the terms. This is my 1st lease renewal and the tenant seems to be most difficult out of the bunch. (complaints, etc.)

The previous lessor had a built-in rent escalator of about $9 per month in rent and an automatic lease renewal clause. 

Would you keep the same terms?

How did you go about it? Did you bother with a background check? 

Did you raise rent? If so, was this after repairs or w/o?

I have a tenant that's on the fence of whether he's going to stay in my unit. I'm an out of town landlord and whose visiting the area and will plan on inspecting the place. 

Do you have suggestions on a move out checklist for an inherited tenant?

I inherited tenants three houses on shared lots. 

One tenant whose lease is up for renewals complained about rats.  His lease doesn't address who's responsible for pest control. The other homes lease state that it's the lessee whos responsible for pest control. 

I'm thinking of having my guy treat the exterior w/ trap and spray as a goodwill.  I'm going to treat all three of the yards, since I have a good deal on services. 

There is deferred maintenance and this a low hanging fruit. 

Do you think this opening a can of worms by performing courtesy services?

I inherited a tenant whose lease is up in the middle of the month. The previous lease had a 2% automatic rent escalator. I'm about to approach the tenant with a new lease / terms with the "baked in" escalator rent increase. 

Have you dealt with this before?
  • Did you raise the rent as per the existing lease? 
  • Did your rent increases accompany any value add / deferred maintenance work?
  • Did your new lease differ materially from the previous lease?
