I sell Real Estate in Vegas and I agree with the looking for the properties in the 60-70k range that rent for 1000+ a month, but if you can find a property like Michael R. found, go with those all day.

I get this question alot and I see the benefits of both, With cash you have more negoiating power and you own it free and clear, and with loans you are borrowing at 5% and putting into a property that gets you 10-15% return(if you paid cash) so you are getting 5-10% extra on borrowed money.

What are your opinions?

In Las Vegas,

Investment wise it could get you 5-8 properties that cash flow

For a home to live in, in more expensive parts of towns, 2000-2700 sqft decent house with maybe a pool. or 3000-4000 sqft house in a less expensive part of town

I worked with some Investors buying rental properties in Las Vegas already ranging from 30-40k condos to 115k homes(I didn't recommend that one because the cash flow was alot better on a 50-60k house but they wanted a certain area).

I was wondering what do you guys look for in a Realtor? I mean Las Vegas is a great place to Invest right now and I want to appeal to more Investors, so I can increase my business and buy more properties myself.

Well thank you all for the insights, I got that rentals are long term and flipping is short term but if you continue to flip then it could be long term too. Flipping might be better option for me right now to build capital but eventually I want to have a bunch of rentals and have a property manager run them while I retire

What do you guys think is the better way to go? To buy and rent to build a great source of passive income or Buy and flip to make great returns but with more work and risk?

‎16394 Homes on the market
48% are shortsales
20% are REO/Foreclosures
32% Other(presumed regular sales)

1171 Went into escrow last week
41% shortsales
41% REO/Foreclosures
18% Other

By these numbers we have a 14 week supply of homes on the market(take homes on the market divide by homes that went into escrow last week)
