Are Loans or Cash a better option?
I get this question alot and I see the benefits of both, With cash you have more negoiating power and you own it free and clear, and with loans you are borrowing at 5% and putting into a property that gets you 10-15% return(if you paid cash) so you are getting 5-10% extra on borrowed money.
What are your opinions?

I like the idea of using cash to get the discount and refinancing later. As for which is better this is a personal choice and involves an investor's risk tolerance. Personally I believe using leverage wisely is the best choice.
