as a newbie, YEA! finial a format that I can understand.  Ready to mail that first yellow letter

1) seek attorney advice,

2) mail letter stating that you have verbally been notifying him as these repairs for x month,  list ALL needed repairs, all future rents will be escrow

3) email to him the same letter

4) take a copy of that letter to your county's court house and request a rent escrow account (this is no charge in our county; don't know about your's)

5) call your city's code enforcement division and ask about help with the list and if you can provide them with the letter/list

6) make sure all future rents are paid in full/ on time to escrow.

7) find another place to move ASAP

This will give the bad landlord a little 'slap on the wrist', maybe fined by city, maybe forced to make repairs, maybe be will have the escrow-ed funds released to you instead of LandLord after a court appearance.

I did explain what I wanted and ask each one if they felt comfortable with that, Followed up with email & phone call request to place bids. They were either unable or unwilling to place a simple bid.  Three week, three re agent. zero bids place.  

Week four, re agent #4: I explain what I wanted and ask him if they felt comfortable with that.  We looked at properties that day. Bids were placed the next day.  YEA! That is just what I wanted.  

After the frustration of it taking ONE MONTH to place one bid ... well ... let's just say I have a whole new appreciation and respect for the good RE Agents that can do the job of an RE Agent.  Will not be taking this man for granted. 

Who knew shopping for an agent would be difficult.  I missed three deals due to bids not being place. Happy knowing I can now go forward with my goals . YEA!

 if I'm cleared to do the basement I will have to do some changes to the plumbing just to minimize loss of ceiling height in the basement it's 7'6'' 

Doesn't the height have to be 8' to be considered livable space?
