Let me start this off by saying I'm not not a guru by any means. I'm interested in working with somebody locally and in some other markets.  I think it would be great to work with an intermediate wholesaler (or better).  You must have closed atleast 1 deal already (so you know the motions).  I have worked with others before where I was basically expected to generate all the leads. This is not that.  We would be working together to generate leads and splitting everything 50/50.  The ideal partner with have some type of marketing budget however its not required. What is required is time and effort.  If you work a full time job and plan on doing this on the weekend, it won't work as this is full time for me.  Another reason I'm interested in partnering is to test a couple other marketing methods. I have addresses for him in Fort Worth and Waco.  The seller confirmed one of them via a family member. I've been thru this before and have gotten it completed with a little charm.  She was elderly and so is this guy.  At this point I'm looking for somebody local to check him out and I will pay them a fee from the assignment. I would recommend having your real estate license and being a wholesaler but NOT starting both at the same time.  Choose which one is more important and start there. I think it is VERY possible to get your license and start wholesaling, HOWEVER if your a new agent - most brokers will require you to go thru training, mentor, programs, etc.  It would be extremely difficult to go thru all of that, have a full time job, AND have a separate wholesale business (I've done it, I know).  Keep in mind difficult is not impossible, but life has ton's of distractions and the learning curve might be a little tough.  This is all just my opinion so go for it if you feel it and send me your deals in New York if you would like to do a joint-venture.

Hi BP,

I'm having an issue with this virtual wholesale deal I have in Dallas, TX.  I'm not sure if I'm looking for knowledge to complete the deal or for feet on the ground locally. I found a buyer (who was using an investor friendly agent which I agreed to pay a fee since the buyer doesn't speak any english and its not necessarily the best deal).  Anyways all the contracts were in place and the title work was being done, then 3 days before closing the attorney stated the property was also owned by somebody else.

The other owner is an heir of the seller's mother's ex husband. His son is now on the title.

ISSUE # 1 - I have the son's name and address's but that's it. The phone numbers that I have looked up are all bad. I need to get in contact with him to have him sign documents but need some local assistance. The Realtor is going to be out of town for the next 2 weeks. I need somebody on the ground to ideally work with me to make contact and get doc's signed.

ISSUE # 2 - The son also converted to a different religion and changed his name.  The attorney said he also needed documents to prove and show the name change but said "we'll cross that road when we get there". I don't like that kind of talk because I like to get my ducks in a row. The son converted about 15-20 years ago.  What documents would he need to bring.

ISSUE # 3 - The attorney was recommended by the Realtor.  I tend to work with attorneys who focus their practice on investor types of deals and assignments.  This attorney was recommended  because he was "familiar" with assignments.  His tone when we last spoke is that the deal is over, which I don't accept until its over.  I'm also wondering if another title attorney would make this a little easier.  He stated that if we found the son, the son would have to bring 2 people (who have known him for a while) with him to sign with a notary.  I've been thru this before in another state and 2 witnesses weren't required.  He also stated he's worked with people who have changed their name for citizenship or marriage, but not religious conversion.  I don't think it should make a big difference, just an extra document or something. Just wondering if he's making this harder than it has to be or already is.

I'm in Richmond and your assessment is correct about our market.  Inventory is low if your looking for those knockout flip deals but there are still some good deals - you just have to work for em. Hope to work with you sometime. Welcome again!

I'm currently looking for a hard money lender or group that lends nationwide or primarily in the states listed below to partner with or get a referral fee.  Originally I thought it would be a good idea to market my wholesale deals and also say that I can recommend a hard money lender for financing to set it up almost as a package. In addition, I have investors in other states who have asked me about lenders.  I'd most likely create a separate website/online application to intake leads to track everything.  If this is something your interested in discussing further, please PM me.
