Looking to Mentor/Partner with wholesaler in Richmond VA / Other Areas

Let me start this off by saying I'm not not a guru by any means. I'm interested in working with somebody locally and in some other markets.  I think it would be great to work with an intermediate wholesaler (or better).  You must have closed atleast 1 deal already (so you know the motions).  I have worked with others before where I was basically expected to generate all the leads. This is not that.  We would be working together to generate leads and splitting everything 50/50.  The ideal partner with have some type of marketing budget however its not required. What is required is time and effort.  If you work a full time job and plan on doing this on the weekend, it won't work as this is full time for me.  Another reason I'm interested in partnering is to test a couple other marketing methods.
