I have a partner that is looking for financing for a flip in Richmond VA. He will need 100% financing (if at all possible) and has a 730 credit score. He's a Realtor and homeowner and has done 1 flip in the last 10 years but focuses on helping more conventional buyers/sellers as an agent. He's found a couple different properties that he wants to move forward on and is ready to setup financing. He's also willing to work with your contractors if that helps or makes you more comfortable (I spoke with a lender recentIy who stated that might make him more comfortable). I have relationships with lenders but not for 100% financing and it would also be nice to have a contact like this. Thanks guys!

A Short Pump Realtor friend rejected a listing today (he's unique) and contacted me to see if I knew any buyers that buy-and-hold in Hopewell, Virginia. It's a Duplex with each unit having 2 beds, 1 bath, approx 800 sq ft.  Total repairs estimated at $25k and each unit would rent for around $650 per month.  If interested please contact me for further details and to check it out.

I'm not trying to start a bidding war or anything however I know they should be up about $10k higher to reach the MOA. Hi BP,

I'm currently building a very specific "wholesalers list" that will consist of ONLY wholesalers with their real estate licenses who are actively listing properties.  You must also be an active wholesaler with a strong buyers list.  Ideally you will be able to handle leads and referrals for wholesale deals and listings (investor/retail). I'm looking in all states in of the US (no matter how rural). Please PM me to talk further!

I'm wondering if there are any investors in Farmville, VA or Rice, VA or Prince Edward County? I have a seller with a larger house in the area that is relocating. The property is only 7 years old and in great condition. The repairs needed would just be to finish the basement and very minor cosmetics. It has a pond in the back yard. Each floor has its own HVAC and comes with 2 master bed suites. Its a great deal for the right investor. If your interested or have a client that might be, please let me know. Thanks!
