Hmm this is just me, but I would never pay %10 more than what I might need to. Simply to beat the "pros". Just stick to your guns and only pay as much as the house is worth to you.

Now I could see paying a little extra to make a good deal go through if you are pretty certain it would do well, but not to simply beat the "pros".

Yeah cheap skate is a negative term. We're just smart with our money, or you can go with the recommendation from Josh and say frugal.

Not to long. I let the stones sit over night after I cleaned them. Total hours. Maybe. . . . 8 or so. Give or take a hour.

I was doing some of the landscaping on the outside of the home I have been working on.

There were a bunch of spots where grass was not growing in well. So I bought some grass repair stuff to put down. Well while digging up the ground I feel a clank in the shovel. Well turns out there were big flag stones which at one time made a path in the back yard. I dug up all of them and wash them off. They were all in good shape. Put the sand bed down and placed the flag stones. The were covered under about 3 inches of dirt. I can't imagine how long they had been there.

After it was done I have a nice flagstone pathway in the back yard now. I only paid the price for the sand I used and a little labor.

Well good luck. If your numbers are right this could be a great deal.

Most of the stuff I have learned was from working on my current home and from friends and family.

A friend of mine used to do drywall and he just showed me some tricks of the trade I guess you would say.

A good friend of mine owns a flooring business. So I asked if I could tag along and observe. He was fine with that. I ended up helping out since its not terribly hard work. I gave him a free hand with the work and I got the experience I needed.

My mothers boyfriend is a carpenter and works with wood for a living. He showed me a bunch of things.

Now that I am writing that, I have done that a lot. Any person who has honed a craft and takes pride in their work seems to be very open to showing someone else their abilities or some of their knowledge.

So if you know anyone like that, give them a ring and ask for some advice.

stove probably, fridge no. Of course on a starter house it would probably add more value. Of course the question is, "what are you using now, and why wouldn't you leave them.

Um the fridge is alright but the stove works, but is really ugly and somewhat old. I was 20 when I bought the house and I asked the sellers to leave it so I didn't have to bring in any appliances, and I never had a woman living with me so I never had any reason to buy a nicer newer one. So I guess at least get a new stove would be good at the bare minimum.

I will def. keep my eye out on craigslist and see if I find anything. Thanks!

Yeah the same thing happened to me. Being the creative thinker that I am, I simply buy a very cheap wallet and fill it up with greenish colored loose leaf paper.

No but seriously you had going until the whole jump in the front seat part.

Hey guys wasn't sure what forum to put this in, but anyways. . .

At the moment I have 2 rental units and things are going very well.

I am planning on selling my actual residences here soon. I have been fixing it up over the last month or so doing things to get it ready for selling, as well as adding some things to the house to make it stand out compared to the houses for sale in the area. .

I was curious if you guys put new appliances in your homes when selling. A lot of the homes in the area do no necessarily come with a fridge and a stove. Do you guys think it would be a good idea to buy some new appliances to help the house sell? In your experience would I get my money back for these appliances in the end?
