@Brian Woods - I'm exploring Investorfuse 2.0. We'll see if what they have will work for my businesses. I have looked at Cloze before. Nice product, but it's got some limitations too. I really want a solid lead generation system that takes what Podio has and perfects it.

@Sharon Powell - Still have those 2 mobile homes with land?

I own several manufactured homes with land. These are my long-term investment strategy that produce a healthy cash flow between $500-700 per month.

I wholesale, wholetail, and renovate and retail manufactured homes in manufactured home communities. I do not want to hold onto these homes long-term. Each deal is different, but the profit ranges from $5,000 - $50,000.

@JD Morris - I found three lenders that will loan on manufactured homes with land in Colorado. Also, I know of a few in North Carolina who will too. I don't know any (right now) in SC though. I use my HELOC on my primary residence and my other manufactured homes with land to buy other manufactured homes with and without land for cash. Thus, I think your strategy is sound. You just have to do the legwork and call all the community and credit unions in your area. You'll find one eventually who will do it as an investment property. In order to give you an idea of the terms you may find, here's one of the lenders offer to me.

7 year loan maturity

25 year amortization

5% interest rate

1% origination fee

1.2 Debt Coverage Ratio

BPO

3 month seasoning period

@Brian Woods - My Podio workspaces were essentially a jerry-rigged lead management system on top of a project management tool. Here are my issues with Podio: 

- Redundant, unimportant notifications annoying me and limited ways to control them

- System outages that last multiple hours blocking leads coming into my system

- Lack of user access controls (restricting or limiting certain features for different users across my company which lets VAs delete things and access areas they shouldn't)

- Must click in multiple screens/apps to do one task

- Mobile app has limited functionality and requires many clicks

I have a list of several emails (100s) and I'm on the prowl for a tool that will find the first name, last name, and any other relevant information related to that particular email. However, I don't want to search on each email one at a time. I'd prefer to provide a spreadsheet of all the emails and then have the tool find all the contact information related to each email. Any suggestions?

@Patrick Jackson - I just want to be able to take my CRM on the go, just like Quickbooks. At this point, I have to whip out my laptop instead of my phone to follow up with sellers, tasks, etc.

I've been using Podio, but their mobile app leaves a lot to be desired. Since I am always on the go, does anyone use a mobile CRM for their real estate investing business? If so, what software?
