I am looking for an insurance company/agent to work with.  I currently have 23 single family homes and a couple small apartments.  I am having a tough time finding coverage for the number of units that I have.  Any recommendations on company or agent?  Located in Kansas.

I am looking for help on how to structure a partnership.  Ultimately there will be me who finds the properties, manages the properties and oversees the rehabs.  There will be a contractor with some ownership in the company and there will be passive investors comprised on friends and family.  I want to have very clear expectation as to what happens when someone wants out of the partnership.  Is there a real estate attorney on BP that anyone recommends?

I am considering seller financing of a property that I own.  I have been  told that a contract for deed is the best way to do this.  Please let me know any positives or negatives about contract for deed.  State of Kansas.

As an example. I buy a house using the BRRR strategy for $40,000, the cost of materials is 20,000 and it appraises for 100,000. Each of the 4 contractors has $10,000 in equity plus the cash flow and appreciation. My equity is at 60,000 plus the appreciation and cash flow. They don't have to manage the property or do anything unless something needs fixed in their specific field. They are simply out the labor/time but payment for that is the equity which pays far better than the day or two of labor. The hope is that it produces a repeatable process with built in relationships that will allow to buy rehab and refinance quicker and with better quality with little to no labor cost. I guess I'd rather have a half a watermelon than a whole grape.

They want to invest money in properties and want to do that  through me.  They don't want to rehab or manage the properties.
