Partnering with contractors

I have been using the BRRRR method for about 5 years before I knew it had a name. I am interested in partnering with a plumber, electrician, HVAC, and general contractor and giving them each 10% ownership in each property in exchange for their work on the rehab portion of the strategy. Thoughts?

If I were an electrician, plumber, or HVAC contractor I'm not sure I want a 10% stake in someone else's rental property.  What is the benefit to them?  Are your rentals paying a lot of cash flow?
