It sounds like a reasonable exit. Not as good as one might like but still reasonable.

One issue is the fact that you hold a CA real estate license. This means you are held to a higher standards as you are a trained professional in the sector. Hard to argue with a judge that you did not know the laws or regulations. Also looks bad if you collect complaints against your license.

The lady is a jerk and you likely could have pushed harder if you wanted to fight. Not likely to be worth the difference in the deposit amount returned.

That is why I contribute time here on BP.

On more than one occasion I was directly challenged about this. Some just can not believe people will give freely of their time as pay back. Their loss.

Similar to the concepts in the book, The Secret. The Law of Attraction says that quality people who are able to help will find each other and move forward.

I trust the principal works in reverse; bozos will tend to attract other bozos. That way they will keep each other busy and out of the way so the rest of use can get on with it.

There are a number of folks from TX on the forum and some RE groups that meet in your general area. I am sure you will find a mentor.

You can cover a lot of ground just by reading and then posting questions when you are not sure of something.

Slight tangent but maybe helpful to the non-profit angle.

In London and some other cities in the UK affordable housing is an issue. Even for people with careers. Police, fire, nursing, doctors and others are labeled key workers. Mostly to mean people who are not all that well paid relative to the cost of home ownership.

One 'solution' that has been used for a while now is the idea of an equity share. The key workers buy property in increments of 10%. Some of the time there is a minimum when the person moves in where they need to buy 25%, 50% or some other number. From that point forward they can buy in increments as and when.

Lenders provide financing. In most cases the buyers pay rent for the balance of the property they do not own.

No idea how things work if the person defaults.

I read Robert Allen's book and got started after that. It was a long time ago. It turns out later that Robert Kyowsaki was starting around the same time and followed some of the ideas in Allen's book Nothing Down

Take a look around the site. There is a lot here that should help get you started. Like a PhD RE investing is a long term commitment so you should have the temperament to stick to it.
