You act like this is a big deal. It's done in college dormitories all over the world. Of course its best if you wash it down with warm beer that's been left sitting out as well.

Could it have been an honest mistake? Have you attempted to resolve the issue with them?

Complaining to the RE commission is a serious step. I wouldn't do it for an inadvertent mix up. However, if there are other problems and you think they did it intentionally that's a different story.

Were you having other problems with this company?

A deal is not closed when you turn in the paperwork to a title company. It is closed when title has transferred to the new owner. What you did was open escrow and begin the process. The title company does a search for liens on the property and that’s when the mortgage turned up. At this point you can walk away from the deal because it hasn’t closed yet. Whether or not you owe any money depends on what you have asked them to do. If the buyer is not honoring the price you agreed to ($22k) you should walk.

Chalk this up to a learning experience and spend a lot more time learning the process before you attempt to do another deal.

Seem to be missing some details here. You say you closed on your first deal. Did you actually close on it or is it in escrow? What is the house actually worth? Did you just jump on this deal without doing your homework as to what it was really going to cost? When did you uncover the 2nd loan? If the seller didn’t disclose it to you that alone could be grounds to walk away from the deal if it hasn’t yet closed. The impression I’m getting from your post is that you jumped into a deal without knowing what you were doing. The biggest question is has the deal closed or not?

Revisited is an updated version, the original was published 10 years earlier. There is no need to purchase the earlier book.

This is an excellent book as is the sequel, The E-Myth Revisited. As I read it I felt like the author must have been looking over my shoulder as he wrote it. A must-read for anyone who owns or wants to own his or her own business.
