Sounds to me like she has earned her fee. There is a lot more that goes into selling real estate than meets the eye. If she is good at what she does she has a right to earn a living, a good agent is woth every penny. And no, I'm not an agent.

If you could partner up with somone you trust I would do it. Your first deal will be a great learning experience no matter what happens. Since you don't have a lot in the way of finances a trusted partner would be a good way to go. Just be sure to have everything spelled out in writing no matter who it is, money does strange things to people.

You shouldn't worry about what other people think as long as you are okay with the way things are. My own personal belief is that you need to have balance in your life. At the risk of being morbid, if you died tomorrow would you wish you had done things differently? If so, start doing them differently now. I almost died in an accident so I am well aware of how precious life is. Your life is what you make it, so make it th life YOU want and don't worry about what others think.

If this is a true rehab project I wouldn't pay more than 230k for it.

365 x 70% = 235 - 5k repair = 230k.

If it is really just in need of some paint etc that might be ok. What kind of repairs are you doing for 5k?

I would be wary as well. If these are great deals why are they sitting on the MLS? That being said, I have gotten good deals off of the MLS by offering only what I was willing to pay regardless of what the seller was asking. If the seller is ready to face reality or needs to sell quickly you can do OK.

What I meant was that you were saying that youwere almost done but missed your 4/1 deadline. Today is only 4/4, so if you are almost done that isn't too bad. If you expected to be done in early March, then that's a different story. Either way, keep it going and keep us posted.

Your earlier posts made this one sound like a real bad one. However, it looks like you're going to pull a rabbit out of the hat! Good going, being only a week or so late is not that bad. I always anticipate projecs taking longer and costing more, that way I usually get pleasant suprises.

Obviously getting cash flow with $0 down is more difficult than 20% down, but the properties are there. Some parts of the country are better than others. Here in Las Vegas it's difficult but not impossible. :roll:
