@Anthony Thompson

A place that caught my eye is turnkey, 5 unit even the garage generating income. Not a lot of maintenance and minimal rehab (less than 10k) B class and the cap rate is 7.4ish.

New to the rental property investing game and I’m just trying to determine criteria to analyze deals more efficiently. What should be my baseline for cap rate on a rental property? The areas I’m focusing on investing in are Providence Rhode Island, Worcester and Fall River Massachusetts. Thanks in advance

@Shawn Murray

If spending that much money won’t add significant value I’d sell. Sometimes it’s not worth the headaches. Especially if you’re on the opposite coast. Unless you’ve cultivated a team you can trust it’s not worth the headaches

Hi I’m new to the Providence market. I’ve done one deal there and looking to expand my portfolio. I am looking for contractors in the area that can handle full gut renovations. Thanks in advance for any leads and tips

@Mark Cruse

I appreciate the feedback. I did notice that about Baltimore how it drastically changes from block to block when I did visit. Can’t go based on neighborhoods as a search area. I’ve already started researching property management but as you said it’s gonna come down to visiting more frequently to really get a true lay of the land. Thanks again
