Hello. I have a SFR under contract in Lansing, MI and I'm seeking home insurance. This property will be a flip that should take about 2 months to complete. It will be unoccupied. I'm an out-of- state investor (NJ.) Can anyone recommend an agent? Thanks!

@Troy DeLong, Looking for someone to do moderate renovations to SFRs and MFRs. Things like flooring (hardwood refinish or other types of flooring installation, interior and exterior painting, kitchen cabinet refinish or install, countertop install, window install, bathroom reno (tiling, toilet replacement, painting, vanity replacement), electrical covers, light fixtures, possible roofing, etc.

Hello. Can anyone give me a general idea of the cost per sq. ft. for renovations in Lansing, MI? No gut work—things like flooring (hardwood refinish or other types of flooring installation, carpet, interior and exterior painting, kitchen cabinet refinish or install, counter install, window install, bathroom reno, electrical covers, light fixtures, etc.) I know there are lots of variables to consider, but I'm trying to get some general idea—a baseline to work from. Thanks!

Hello. Can anyone tell me whether tenants expect carpet in bedrooms in (Lansing) Michigan? Generally I'd prefer hardwood or similar, but I know some tenants in different regions have different expectations, and I've heard a couple people mention that carpet is the preference in Michigan. Thanks!

Don't worry about it, @Drew Sygit. I spoke to Marnie at Liberty Mortgage Financial.

@Drew Sygit, Do you mean Liberty Mortgage Financial LLC or Liberty National Mortgage Corporation in Southfield, MI? Neither of those places have a website. I called and got voicemail. Didn't receive call backs. Not sure if those are the correct places.

Don't worry about it, @Arsen Atanasovski. I spoke to someone already. Unfortunately, their cash-out refi is 80% LTV of purchase price rather than ARV.
