I started TPI a few years ago and we are looking for another home inspector, see details below.

I am a Columbus-based real estate agent, inspector, and investor. An ideal applicant would already have their inspector license however we are willing to consider applicants with construction experience looking to pursue their license as well as be mentored in other real estate fields. 

About Trusted Property Inspections, LLC (TPI)

TPI was started in 2020 by Reece Iovine, a previous real estate agent, and avid real estate investor.

Through Reece’s experience as an agent as well as construction experience completing rental renovations, he saw flaws ready to be improved in the home inspection industry.

Today TPI is a 3-person team overwhelmed by the demand for their services and in need of an experienced inspector to help TPI grow into the next level.

TPI currently serves the central and northeast Ohio markets and is looking to grow the team’s capabilities in both markets, starting with central Ohio.

Job Description

TPI is looking for a Columbus-based home inspector to service Columbus and the surrounding central Ohio areas.

Such an applicant should be willing and able to conduct inspections of the highest quality on any property from multi-family investment property to new construction and first-time home buyers.

Some of our inspections are challenging – the inspector needs to be self-motivated and have grit in these situations and always work with a smile.

This position will also train associate inspectors, proofread reports of associate inspectors, and take client calls regarding questions on their own or other inspector reports.

This is called delayed financing. Usually 75 LTV. You can start the process as soon as you have a contract and close the loan in 30 days.

Get a structural engineer in there to review foundation and quote a solution, then either ask for seller to fix it following engineers recommendations or ask for the quoted price off of the purchase price.

  1. -Galvanized steel pipes in the house
  2. -Moisture in the basement (seller stated this was fixed)
  3. Most properties in Columbus have the above 2 issues... Galvanized pipes can become an issue long term so budget for eventual replacement and water. The property is 100 years old. Probably doesn't have French drains and a sump pump so wet basements are common...neither are deal breakers in my mind.
  4. -Vermin activity (seller stated this was fixed)
  5. How was it fixed? If by a pest remediation company they should have documentation for this.

Pain in the BUTT... I did this around OSU campus when my rental was off cycle...but this is way too much work unless you are making substantially more money per bed than you will for the unit as a whole...just make sure lease says they are renting a specific bed and defines shared common space and what they are responsible for when it comes to utilities etc. Always smart to consult an attorney as well. Its surprisingly cheap to get legal advice when you compare it to the cost of doing something wrong lol

All my properties are over 100 years old. Just make sure the major items have been updated like electric and plumbing. And if not budget for eventual replacement. If everything checks out structurally then you should be ok. If the house has been there 140 years and is in good shape it should last a while longer with proper care :)

I would focus on identifying a few target markets and connecting with investment focused realtors in the area. Don't be afraid to hop on a plane and meet those agents and even property managers in the area face to face. I work at REAF co and one thing that we see a lot here are newbies come and go and give up since the whole country is in a competitive market and it takes time and effort to find a deal. Meeting your team in each market goes a long way to show you're serious :)

Columbus is a great market and has a huge community of investors. I don't know Arizona, but can you achieve your goals in that market? IF not change markets or change goals :)

I like Columbus. Strong appreciation and cashflow due to job growth and population growth. Note, you may want to find a lender in your target market and not just go with some national lender. Lenders need to be licensed in the state you're investing in, also lenders from that state will be able to point you toward the best options specific to that area. Just a heads up :)
