@Erin Featherstone welcome! I am a Utah county resident myself. It seems a lot of people who are trying to break in to real estate have knowledge, but no money to invest. You, however, have money but little knowledge (a much better spot to be in! The knowledge is the easy part, thanks to BP). Having both would put you on the fast track. As @Bryce Young mentioned, I would pick up @Brandon Turner's book, and listen to as many BiggerPockets Podcasts as you can. This will give you further insight into finding good deals, analyzing them, structuring your deal correctly, and making the most money. Best of luck to you!

@Mahonri Bussey Look into @Brandon Turner's BRRRR strategy (Buy, Rehab, Rent, Refinance, Repeat).

If you find a good enough deal, you can use hard money to buy/rehab the property (you will prob need to raise some equity for the rehab if you don't have the cash), and then refinance it. 

The best way to start is to generate leads of motivated sellers (using the strategies mentioned millions of times on this website). The leads you generate can often turn in to seller-financed deals or subject-to's. Or they will have enough equity to make the BRRRR strategy work.
